Hyra Hypotheken only offers compulsory construction deposits; voluntary construction deposits are not available. Where there is a plan to renovate a property, a construction deposit may be needed. Renovation plans must always be assessed by a surveyor in advance, included in the valuation report, and approved by Hyra Hypotheken. The borrower(s) must also demonstrate sufficient assets to be able to bear the loan costs for the duration of renovations. Construction deposits are compulsory if:
  • the value following renovation is required to make the financing applied for possible;
  • the value prior to renovation is sufficient for the financing applied for, but the property’s maintenance status is ‘poor’ or ‘bad’;
  • the surveyor states that the cost of overdue maintenance exceeds 10% of the property’s value, the architectural report states that urgent repair work is required.

Construction depot

Construction deposits are compulsory if:
  • the value following renovation is required to make the financing applied for possible;
  • the value prior to renovation is sufficient for the financing applied for, but the property’s maintenance status is ‘poor’ or ‘bad’,
  • the surveyor states that the cost of overdue maintenance exceeds 10% of the property’s value, the architectural report states that urgent repair work is required.
The minimum amount of a construction depot is €25,000 (except in case of overdue maintenance) and is capped at 50% of the market value of the renovated property when leased. If a construction deposit is needed, the full amount required for renovation according to the valuation report is placed in the construction depot. The duration of the construction deposit is up to 12 months and may only be extended once for up to six months with the agreement of Hyra Hypotheken.
In principle, notes that comply with the construction plan, as included in the appraisal report, can be claimed from the construction deposit. The following conditions apply:
  • The minimum declaration amount is €10,000, unless the amount remaining in the deposit is less than this.
  • When paying the last 10% of the construction deposit (minimum €10,000), the surveyor must visit the property again, confirm that renovation works have been completed (including photographs of the renovated areas) and declare that the value after renovation is at least equal to the value in the  valuation report approved by Hyra Hypotheken.
  • For loans with a construction deposit of over €100,000, a building inspector on site must verify  invoices submitted and progress of works for each declaration. This building inspector will be  appointed by Hyra Hypotheken.
  • For renovations of less than €100,000.00, Hyra Hypotheken also reserves the right to carry out checks during or after works.
Yes. But you will get an interest compensation for the remaining balance in the construction deposit, which consists of the average mortgage interest rate that borrowers pay to us, minus 1 percentage point. After any extension of the construction deposit, no more reimbursement will take place.

Application process

We determine the interest rate based on:
  • the interest table of Hyra Hypotheken at the time of the application;
  • the right and feasible financing;
  • the actual risk class of the requested financing (LTV).
The interest rate is therefore fixed during the validity of the offer. There is an exception; if the interest rate drops during the signing period of the indicative offer and Hyra Hypotheken has not yet received a version signed by the borrowers, an advisor may adjust the interest rate in and on the indicative offer. In addition, Hyra Hypotheken takes into account repayments on the loan by the borrower. If the loan falls into a different risk class as a result, we automatically change the risk class as of the 1st day of the following month.

Hyra Hypotheken provides mortgages throughout the Netherlands for residential and combination properties intended for rental. We do not exclude any regions automatically except for areas susceptible to earthquakes. However, there are regions which Hyra Hypotheken assesses on a case-by-case basis. These regions are:
  • Northeast Friesland;
  • Het Hogeland;
  • Eems Delta;
  • East Groningen;
  • Achterhoek;
  • Zeeuws-Vlaanderen;
  • Western Mining Region;
  • Parkstad-Limburg;
  • Maastricht-Mergelland where the city of Maastricht is allowed without overrule;
  • Wadden Islands.
 
Hyra Hypotheken provides real estate finance only to professional property investors. To assess whether you meet the requirements we set for a real estate investor, we use, among others, a knowledge test. Your financial advisor can advise you whether you could be classified as a professional property investor. If you have a second home, want to purchase a home for a family member, such as a child, or if you purchase your first home to rent out, we consider you a private investor. Therefore, you cannot apply for a mortgage of Hyra Hypotheken.
